Responsibilities
- Own the end-to-end physical execution of new sites as project manager (permitting, build-out, utilities, IT/security installs, equipment procurement, stocking) through launch readiness.
- Maintain standardized playbooks, timelines, and cross-functional RACI (Responsible, Accountable, Consulted, Informed) for all facilities projects. 25% – Facility and Equipment Maintenance/Asset Reliability: Establish and enforce maintenance strategy standards and service level agreements across all location formats (centers, plants, hybrids).
- Oversee work order triage and execution (e.g., bay doors, lighting upgrades, parking lot resurfacing, electrical, plumbing, etc), ensuring quality, speed, and cost control.
- Ensure contract alignment: verify lease maintenance clauses and ensure on-site execution meets contractual obligations (landlord and vendor).
- Govern capital project prioritization—allocate budget to the highest-value, risk-reducing initiatives; maintain a transparent backlog and status.
- Ensure regulatory and safety compliance for building systems (fire/life safety, security, environmental/waste handling) in partnership with Global Environmental, Health and Safety (EHS), when appropriate, coordinate inspections and corrective actions. 20% – Procurement and Vendor Management (National and Local): Own facilities-related categories (building maintenance, capital repairs, electrical, plumbing, equipment/tools, parts/services).
- Build and manage the vendor ecosystem: national programs where scale
- Lead sourcing events, contract negotiations, and consolidate suppliers where appropriate to reduce cost and complexity.
- Ensure adherence to corporate purchasing policies; serve as CTSC subject matter expert for procurement processes, approvals, and compliance.
- Track total cost of ownership, realize savings, and measure vendor performance (response time, first-time fix, quality, uptime impact). 10% – Real Estate Portfolio Administration: Oversee day-to-day lease administration in partnership with Real Estate and third-party transaction providers (renewals, options, amendments).
- Monitor rent schedules, common area maintenance reconciliations, and landlord obligations; escalate and resolve issues that impact cost or operations.
- Maintain accurate, accessible portfolio documentation (lease abstracts, critical dates, location maps) and communicate updates to field leadership.
